Fred Rea established Rain City Capital with a straightforward yet impactful philosophy: success should be real, lasting and mutual. Today, Rain City has become one of the private lenders in Washington State, having funded over $2 billion across more than 7,000 transactions. After experiencing the 2008 mortgage meltdown firsthand, he saw an opportunity to do hard money lending differently – prioritizing responsible underwriting, smart risk-taking, and long-term relationships. Most recently, in 2024, Fred led Rain City through its first securitization, a major milestone that underscored investor confidence in the company’s disciplined approach and strong credit performance. Rain City’s commitment to conservative underwriting and a borrower first mindset continues to drive its growth in an evolving market. Beyond the numbers, Fred is passionate about building businesses with culture at the core—fostering genuine connections and opportunities that extend beyond the deal itself. He also believes in giving back, launching initiatives like Flip it Forward, that was inspired by the devastating Lahaina fires in 2023. A second home to Fred and his family.
