Debt funds are very diverse in structure, incentives, and models. On this panel, some of the most successful debt fund managers in private lending will discuss their structure including pros, cons, and challenges. We’ll also get their take on some of the more commonly raised issues in fund structuring today.
In January of last year, the average interest rate on a DSCR loan was 4.6%. Fast forward a year, and rates have almost doubled. With this rapid rise in rates and the havoc created in the securitization market, many predicted that DSCR lending would come to a screeching halt similar to the conventional mortgage market and NonQM. The critics were wrong. The DSCR market has continued to survive and many, in fact, have thrived. In this panel, market leaders in DSCR lending will provide insight into why this asset class and product continues to be a solid performer despite the challenging interest rate environment.
Over the past 7 years, Private Lending has become much more institutionalized with the introduction of private lender loan securitizations and a significant capital market appetite. However, at its core, private lending still remains largely a local business, serving a regional demographic, often operated by family offices and other high-net-worth individuals. Unlike private lending mortgage funds and other professional private lending businesses, these operators are primarily concerned with wealth preservation and tend to have a slightly different view on the market. Because they require significantly more discretion than a typical private loan, these lenders offer unique loan products not typically found at larger lending businesses.
